About the Project

Twilight Apartments is a luxury residential development in Dubai offering spacious 3-bedroom homes with premium finishes and lifestyle amenities. The project targets end users and investors who want quality living in a well-connected part of the city.

The Challenge

Selling luxury apartments in Dubai comes with specific hurdles:

  • A crowded market. Buyers compare dozens of developments at once, so generic property ads get scrolled past.
  • A diverse audience. Twilight’s buyers include UAE residents, expatriate families and overseas investors, each with different motivations.
  • Long decision cycles. A premium home is a considered purchase. The goal was to capture genuine interest early and hand warm leads to the sales team.
  • Cost control. Every dirham had to produce enquiries, not just impressions.

Our Strategy

1. Two campaigns, two creative angles

We ran two lead generation campaigns side by side. The first used video to showcase the apartments and position them within the Dubai lifestyle. The second used static creatives focused on the luxury positioning of the project. Running both let us see, with real spend, which format Dubai buyers responded to.

2. Instant lead forms to reduce friction

Both campaigns used Meta’s on-platform lead forms, so interested buyers could share their details without leaving Facebook or Instagram. On mobile, where most property browsing happens, this removes the slow landing page step that loses many prospects.

3. Let the data move the budget

We monitored cost per lead, reach and frequency continuously, then leaned into the format producing the cheapest, most consistent enquiries.

What the Data Told Us

Video won decisively. The video campaign produced 78% of all leads while using 57% of the budget. Its cost per lead of AED 15.81 was 62% lower than the static campaign’s AED 41.86.

Video also reached people more cheaply. Video delivered 1,000 impressions for AED 6.71, compared with AED 8.87 for static creatives. Buyers engaged more with footage that let them picture themselves in the home.

Healthy frequency. Across both campaigns, people saw the ads about 2.3 times on average. That is enough repetition to build familiarity with the project without causing ad fatigue.

Scale at low cost. With just under AED 7,000 in spend, the campaigns reached nearly 400,000 people and generated 922,077 impressions, giving Twilight strong visibility in a competitive Dubai market.

  1. Lead with video. For premium property, showing the space outperforms describing it. Walkthroughs and lifestyle footage give buyers a reason to stop scrolling.
  2. Keep the enquiry step short. Instant forms capture intent at the moment it peaks, especially on mobile.
  3. Test formats with real budget. A side-by-side test revealed a 2.6x difference in cost per lead that no assumption would have predicted.
  4. Judge campaigns on cost per lead, not reach alone. Reach builds awareness, but lead cost shows what the budget actually buys.
